The house was built with an energy-conscious design using CEMPCO walls, resulting in an R-30 insulation value. The roof has a 1" foam layer and with the included insullation reaches an R-40 insulation value. An enclosed south and west facing sunroom (333 sq. ft.) provides opportunities for passive solar heat gain.

The house is built on steel supports with steel I-beam construction. The deck is concrete supported by steel (clad with wood where visible from the outside). A crawl space provides access to plumbing, some wiring and other mechanical aspects of the dwelling. All construction details, from site engineering to fixture selection, were documented during the construction process. This information is available for review.

Floorplans

Floorplans show the approximate room locations for each of the buildings on the site: the house, the three-car garage and the storage garage. Copies of each floor plan may also be sent by fax upon request.

The Lot

The lot is located across the road (Melsha Drive) from Trinchera Ranch. Trinchera Ranch is managed to benefit wildlife and the natural environment. Nearly half of the 172,000 acre ranch is protected by a land conservation easement held by Colorado Open Lands. Ranch owner and lifelong conservationist, environmental philanthropist and outdoor sportsman, Louis Bacon, views Trinchera as a keystone property in the protection of a vast corridor of spectacular public and private lands in the San Luis Valley and beyond.

Trinchera Ranch is also a committed community partner, contributing to numerous important causes throughout the San Luis Valley and southern Colorado. Among them are programs that allow hundreds of Colorado hunters to hunt big game on the ranch at no charge each year. The ranch also regularly hosts environmental, educational and other non-profit community events.

Map of the area

The property is located approximatley 8 miles from Ft. Garland, Colorado. Ft. Garland offers basic community services such as a small grocery store, a hardware store, a post office, lodging, a state museum and a few gift shops. Alamosa, Colorado, 25 minutes east, is the closest full-service community.

Taos is located 80 miles south and Santa Fe is approximatley 150 miles south of the property. Colorado Springs is approximatley 140 miles north east (by road) from the property.
